Do not compare rate quotes without also comparing origination fees, points, and closing costs.

The inspection is where the marketing copy meets reality. Be there with the inspector and ask questions throughout. A good home inspector will walk you through what they are finding as they go, and the conversation is often more valuable than the written report that follows.

The offer price is one variable among several. A longer closing window, a shorter inspection period, a larger earnest money deposit, or willingness to do a rent-back period can all tip a deal in your favor without you spending an extra dollar on the purchase price.

For buyers with the financial cushion to handle a repair bill without panic, this market is more navigable than the headlines suggest. The homes that meet real criteria at a realistic price are still moving. They are going to the people who did the homework before they started looking at listings.

The buyers who come out ahead in this market are not the ones who waited for perfect conditions. They are the ones who got their finances in order early. The most useful thing you can do today is look at homes for sale near you and see whether the numbers work for your situation.
